Our Criteria For Lending

Commercial loans are available from £75,000 to £10 million for the purchase, re-mortgage and improvement of business premises, as well as for capital raising, on a broad range of properties.

Registered nursing homes / care homes / children's day nurseries 75% of MV1 / going concern valuation (subject to not exceeding 100% of MV2) Minimum 15 beds and suitably experienced applicant(s) Variable and Fixed Rates are available and are subject to negotiation Min 1% arrangement fee, negotiable, subject to a minimum of £300 solicitors fee

Valuation fee

Hotels / guest houses 75% of MV1 / going concern valuation (subject to not exceeding 100% of MV3 or alternative use value) Evidence of current / previous proprietorship required Variable and Fixed Rates are available and are subject to negotiation Min 1% arrangement fee, negotiable, subject to a minimum of £300 solicitors fee

Valuation fee

Public houses / Restaurants 70% of MV1 / going concern valuation (subject to not exceeding 100% of MV3 or alternative use value) Re-mortgages only. Evidence of current / previous proprietorship required Variable and Fixed Rates are available and are subject to negotiation Min 1% arrangement fee, negotiable, subject to a minimum of £300 solicitors fee

Pension schemes  75% Self invested/self-administered Variable and Fixed Rates are available and are subject to negotiation Min 1% arrangement fee, negotiable, subject to a minimum of £300 solicitors fee
